A renovation brief does not need to sound technical. Start with the moments that frustrate you: a kitchen with too little preparation space, a room that feels disconnected, or storage that never seems to be where you need it.

Write down how you use the room now and how you would like to use it afterwards. “We want to cook while someone sits nearby” tells a clearer story than “we want a modern kitchen”. Collect a few reference photographs, but add a sentence explaining what you like about each one.

Separate essentials from preferences

Divide your ideas into three groups: things the project must solve, improvements you would value, and details you could decide later. Useful essentials might include a workable dining area, easier movement around the room or a specific storage need.

Share your intended spending range early, including whether it needs to cover appliances, furniture and decoration. That gives the conversation a starting point. Keep a separate list of uncertainties rather than treating every early idea as an agreed part of the work.

Think beyond the finished photograph

For a London property, practical access deserves a place in the brief. Explain whether the home is a flat or house, how materials could reach the room, and whether there are shared entrances or stairs. Mention any building-management arrangements you already know about.

If you plan to stay at home during the work, identify the spaces you need to keep usable. Working from home, children’s routines and access to cooking facilities are useful things to discuss before a programme is agreed.

Look at real work with a purpose
